    Launch of 28 luxury apartments in St. Julian's, Pendergardens.

    It is finally time to launch the 28 luxury apartments in T1T2 of Pender Gardens in St. Julians. The apartments are located between level 8 and level 15, there are 4 per level from level 8 to level 13 and 2 per level on 14 & 15. All the apartments have sea, country and city views and are extremely well lit as all rooms have windows or balconies on the façade.

    We have a show apartment ready for viewing and will give you a good idea of the excellent finish we are offering. The apartments have all been professionally and individually designed by Perit Kenneth Zammit Endrich. Apart from the standard finishes which are normally included such as double glazing, tiling, sanitary ware and internal doors, the apartments will also include concealed type VRV air conditioning system, false ceilings including light fittings throughout, a sprinkler system in case of fire, underfloor heating in main bathroom and en-suite, a gas boiler and a smart home system. The price also includes 2 car park spaces in the underground residential car park.


    At noon on Thursday 15th we can book viewing appointments to be held as from Monday 19th June starting at 09:00.


    Reservations will be accepted as from Monday 19th at 09:00 against a payment of €20,000, which sum will be deducted from the first payment of 20% due on the preliminary agreement. The balance of 80% will be due on completion and handover by not later than 31/12/18.




    Please note that T1T2 is still a building site and we will have to wear PPE (personal protective equipment) i.e. hard hats, safety shoes and high visibility vests. We have a limited number of these in the office and will gladly kit you out before going on site.

    Payment Terms > 20% on preliminary agreement and 80% on deed

    Ground Rent (Apartments) > A revisable annual and perpetual ground-rent in the amount of two hundred Euro (€200) per apartment. The ground-rent shall be automatically revised once every ten (10) years reckoned from the first day of January of the year two thousand and eighteen (01.01.2018). Ground-rent will be increased by five percent (5%) every ten (10) years

    Ground Rent (Car Space) > A revisable annual and perpetual ground-rent in the amount of twenty Euro (€20) per car parking space.     Condominium Fees > The budget for the condominium fees for 2018 has been calculated at fifteen Euros (€15.00) per internal square metre of the apartment which includes all risk insurance cover on the apartment, and one hundred and sixty Euro (€160) per annum per car space.
